Economic Development Tax Increment Financing Credits
Publication revised September 24, 2026. Sourcebook page 259.
Credit amount / calculation
EDTIF can refund up to roughly 30% of new state revenues; rural REDTIF can reach higher negotiated percentages under current law.
Business fit and eligible activity
Substantial manufacturing expansions creating high-wage jobs can negotiate refundable post-performance credits; rural projects can receive higher percentages. Qualified investment or approved project activity; confirm eligible property, location and taxpayer type.
Eligibility and practical use
The practical fit depends less on the company label than on the underlying activity, expenditure, location, or employment change.
Illustrative business benefit
Assume the executed agreement awards 20% of $1 million in verified new state tax revenues. The post-performance credit is $200,000. Both the 20% award and the revenue base are assumptions for this example, not automatic entitlements. Page
Timing / first action
Seek approval before starting the overall project, including site work or construction. Contact the administering agency and secure the required approval before the project is publicly or contractually committed.
